Residential Complex with Panoramic Glazing

This complex is built around two things — light and air. Every apartment has 2.86-metre ceilings with no beams overhead. Floor-to-ceiling panoramic windows run across the full perimeter. Rooms fill with light from morning to evening. That’s not a marketing claim — it’s the result of specific structural decisions.

The façade uses large-format porcelain stoneware in three tones: light grey, dark grey and ivory. The panels alternate in a steady rhythm and give the volume its structure. Behind the cladding sits an air gap. It protects the walls from moisture and reduces the load on heating and cooling systems. Residents feel it in their utility bills.

The building’s shape was designed to bring sunlight to every apartment. The inner courtyard is closed off from the street and shielded from city noise. No cars enter — only residents and their guests. A quiet zone inside an active city.

Two underground levels hold parking for 70% of apartments. Access is via an internal ramp — no manoeuvring on the street. The ground floor, with 4.3-metre ceilings, is designed as a live zone: a café, a gym or a co-working space. The complex infrastructure runs without leaving its own territory.
