Logistics Centre with Offices and Retail

This logistics complex solves a challenge that rarely faces industrial architecture: to be comfortable for trucks and people at the same time. Warehouses, offices and retail coexist on the same site — and each has its own movement scenario, its own entrance, its own logic.

The key architectural decision was the full separation of flows. Retail clients stay on the front side of the building — they never cross paths with the loading zone, which is placed on the outer perimeter of the complex. This isn’t just a safety question — it’s a question of experience quality. A person who came to shop shouldn’t have to walk past trucks and loading docks.

Between the retail units, a landscaped pedestrian alley was created. It connects the shopping zones and rest areas into a single space — and turns a logistics facility into a place worth spending time in. That’s rare for objects of this type.

The façade is clad in dark brick. Surrounded by typical industrial development, this is a deliberate move toward presence and recognisability — the complex reads as different from the first glance. The architectural language reflects the client’s marketing strategy: the complex wasn’t just meant to function, but to shape the identity of the location.
