This complex is built on a principle rarely followed in multi-storey residential development: cars go underground, the courtyard stays for people, and the rooftop becomes another level of residential life. Two basement floors handle all parking needs — the ground level is free of vehicle traffic.
The ground floor holds a developed commercial zone that covers most of residents’ daily needs. Large glazed surfaces open the space outward and bring natural light into the retail and service areas. This isn’t a formal first floor — it’s an active urban environment that sets the tone for the entire complex.
At ground-floor level, a green terrace creates a buffer between the commercial activity below and the residential floors above. The accessible rooftop gives residents another horizon: a rest space removed from the city’s flow.
The ventilated façade is more than a structural choice — it’s a way of managing the building’s microclimate in Moldovan conditions. It protects the structure from moisture, reduces heat load in summer and retains warmth in winter. It works without being noticed — which is exactly how good architecture should work
